The land is classified as Grade 2 on the Agricultural Land Classification Maps and is predominantly of the Hanslope soil series being deep permeable calcareous soil capable of producing good yields of combinable crops and sugar beet.

The arable land is generally level and gently sloping in parts and extends to 162.32 acres. The mature broadleaf woodland is divided into two principal blocks comprising Hay Wood & Ladies Grove (27.03 acres) and Brinkley Wood (18.56 acres) with mature stands of oak, ash and sycamore. The woodlands are registered County Wildlife Sites and Areas of Ancient Woodland.

There is a further mature beech shelterbelt extending to just over 1 acre.

Lot 2 – 44.97 acres of arable land.

A single parcel of land adjoining the village. The land is gently sloping with road frontage to the north and east.

Lot 3 – 43.17 acres of arable land.

The land is divided into two parcels and is generally level with road frontage to the north.
